Rosevale is a small family run guest house with a warm friendly welcome from the proprietors Catrtiona and family ,who live on the premises. Rosevale is ideally situated on a quiet side street beside a busy main road. There is an excellent bus service to the Royal Mile and city centre, just 1.5 miles (10 mins by bus) away. This is a Victorian stone terraced villa, and a traditional Edinurgh house, with free parking on the street outside. Easily accessed from the city centre by car , bus or taxi we are also on a direct route from the city bypass by the A7. Nearby are The Commonwealth Swimming Pool, Edinburgh Royal Infirmary, Pollock Halls, Edinburgh University and Cameron Toll Shopping Centre. On nearby Dalkeith Road and Minto Street/Clerk street there are numerous places to have a meal, a snack or a drink or find local shops and takeaways. Rosevale has 4 en-suite rooms comprising 1 double, 1 twin, 1 triple and 1 family (3-4 people) room. All rooms are bright and comfortable with TV and hospitality trays and the house is non-smoking throughout. Weekly rates are available on request as are room only rates. Some rooms have a marvellous view over Arthur's Seat.

Weekend Break
A very warm and welcoming stay from the owner who gave us useful information to make our stay even more enjoyable. The bus route from the Guest House made getting in and out of Edinburgh easy but it was also just as easy to walk in alongside Arthurs seat. The Guest house was comfortable and perfect for our family of 4 and the hearty breakfast set us up for the day ahead. Highly recommended place to stay.

Wonderful Stay

Absolutely Wonderful B&b
My favorite B&B in Edinburgh. Catriona is a wonderful, friendly, helpful, welcoming hostess. Rooms are large and extremely comfortable. Room rates are very reasonable. Breakfast is great. Free Wi-Fi. Located in a quiet neighborhood just a short walk off the Dalkeith Road. About a 25 minute walk to City Centre, or a 15 minute bus ride from the Dalkeith Road. Highly recommend.

Very Comfortable Stay
I stayed at Rosevale for one night and enjoyed my stay in this comfortable guest house.

My room was warm, clean and comfortable with good en suite facilities, tea and coffee making equipment and up to date information about things to do and see in Edinburgh.



My hostess was friendly and welcoming and I enjoyed a delicious breakfast in attractive surroundings.

One Of The Best B&b\'s I\'ve Ever Stayed At
The house is lovely - beautifully decorated with lovely prints - room comfortable and had everything i needed - easy to get to from the station by direct bus and a short walk - nice breakfast with good coffee! and fresh fruit - i enjoyed talking with catriona. within walking distance of the centre of edinburgh and i enjoyed exploring the area - will stay again next time in edinburgh.

One Of Our Best Stays In Scotland
The room was nice and clean and had sufficent space. Escpecially the ceiling height was impressive and made habitation comfortable. The breakfast was tasty and diversified. The next bus station is really near and can be reachable by a 5 minute walk. I would recommend Rosevale Guest House, if you plan to stay in a B&B in Edinburgh.

Lovely Stay!

Very Pleasant Guest House
We found Rosevale a very comfortable and friendly place to stay, and great value for money. It is convenient for getting into Edinburgh by public transport although we walked the 2 miles each way. The owner was very friendly, helpful and knowledgeable about places to visit and about directions and bus routes. The room was clean and comfortable with everything you would require for a pleasant stay, and we enjoyed the breakfast very much. Kilmaurs Road is in a quiet area of town and there is on street parking which is a great advantage. All in all we had a very pleasant stay and would definitely consider staying here again when we return to Edinburgh in future. I think Rosevale is scores excellent for a mid range guest house.

My Favorite B&b In Edinburgh
Catriona is an incredibly welcoming, friendly, helpful and wonderful hostess. As a solo traveler, my ensuite room was large and comfortable with a view of Arthur's Seat. Breakfast was delicious. Located in a lovely, quiet neighborhood about a 20-30 minute walk from City Centre, or catch a bus which stops just a short walk from the B&B. Parking is free on the street. Excellent price for a quality B&B. I will definitely stay here again. Highly recommend.

At the risk of giving away the secret of this gem of a Guest House, I'd thoroughly recommend a stay here. Catriona made us feel very welcome and furnished us with lots of local visitor information. A Wonderful Experience

Very Nice Guest House
We stayed at the Rosevale Guest House on our trip to Edinburgh. As we have never been to Edinburgh before, we chose this guest house after visiting the website visitscotland.com. It seemed to be very pleasant according to the pictures as well as to the reviews posted there. And last but not least we liked the location of the guest house. Not directly in the city centre, but near enough to get there fast. And after our stay we can proudly say that it was even better than assumed. The room was very comfortable, absolutely clean and nothing was worn. The lady of the house was absolutely lovely and the breakfast she provided truly excellent. It also took us not longer than 15 minutes to get to the city centre. All of our expectations were fulfilled and we really enjoyed our stay. We can recommend this guest house in every respect. Thanks a lot.

Just The Job
We spent 2 nights here 6/7 May 2016.Comfortable accommodation with lovely view of Arthur's seat. Far enough away from the city centre to be quiet but near enough to be able to walk in (20 mins). Also good regular bus services nearby.

Recommend The Salisbury Arms (5-10 mins walk) for a good evening meal.

Thanks to Catriona for booking us a taxi to meet our tour & for allowing us to have breakfast slightly earlier on a Sunday morning!

A Great Place To Stay!
This was our second time staying (for three nights) in Rosevale and again we were made to feel very welcome. The room was extremely spacious, clean and warm and the street was quiet at night with very little traffic. Catrtiona, the owner, is a lovely lady and a fantastic cook, I especially enjoyed the freshly made porridge as well as the variety of items offered in the cooked breakfast, particularly the haggis! We are planning to visit Edinburgh sometime early next year and will definitely be staying at Rosevale Guest House again!

Homely Stay In Edinburgh
Katrina, our host, is very friendly and warm throughout our whole stay. The first day when we arrived, she even offered us the jackets as she was afraid we did not wear sufficient clothes as it is windy and with intermittent shower.



The room which we stayed in, although there may not be sufficient luggage space for 4 people, is clean and beds are cosy and comfortable. The toilet might be a little small but it is definitely sufficient and user-friendly. Note that you will need to bring your own shampoo though.



Breakfast had a lot of variety - cereal, yoghurt, fruits, toast bread, continental breakfast or cooked breakfast set (eggs, sausage, bacon and even traditional Scottish food eg. Haggies and Blood Pudding!). As there was a day which we had to leave early for a local tour, Katrina offered to pack breakfasts for us, which was really nice of her :)

Parking Situation
the room was nice and clean, the breakfast was good too. the only negative aspect was the parking situation. on the website it says "with free parking on the street outside", which is misleading as about 90% of the parking space on that street is for residents only. i consequently had to move my car elsewhere as there were no free non-resident spots in the street.

Wonderful Days At Rosedale
We spent a couple of lovely days at Rosevale. Everything was very clean and comfortable. The room was spaclous and light. Bedding and matrasses very comfortable. Plenty of choices at breakfast. We loved the location because we were outside the noise and traffic of the city but close enough to walk to the centre. We had a lovely view of Arthur's seat from our window. Ms Scott was most helpful and friendly. It was also very easy to get anywhere by bus, including to the airport. If we return to Edinburgh we will definetly try to stay at Rosevale again. We like the cosy atmosphere of places like Rosevale which make you feel at home.

Helpful & Friendly Owner.ideal Location.
Catriona was very helpful and gave me a lot of useful information on places to visit,good restaurants & pubs and about the transport system,which is extremely efficient and cheap.She started my days with a lovely breakfast.The room was very clean and cosy as was the linen.The house is in a quiet area only 30 minutes walk from the city centre or 2 minutes from the nearest bus-stop.It is also less than 10 minutes walk from Holyrood Park which incorporates the spectacular Salisbury Crags & Arthur's Seat.As my flight back was very early,Catriona kindly arranged a taxi to pick me up at 4.20am the night before.I recommend this warm guest house to anyone visiting this brilliant city.I,for one,will definitely be back.

Loved this guesthouse! It's a bit outside of town so it's nice and quiet, but located right around the corner from a bus stop served by multiple buses that get you into the centre of town in now time. And the owner is super nice and incredibly knowledgeable about Edinburgh!

The Rosevale Guesthouse is the perfect starting point to explore Edinburgh. Our family room was nice and had comfortable beds. The neighbourhood is quiet and yet not far from the city center which can be easily reached by bus. Several restaurants are nearby. Parking was no problem.

We had a great breakfast served in a nice Victorian style room. We would certainly stay here again.

Lovely Stay
We spent a week at the Rosevale Guest House and wouldn't hesitate to recommend it. Catriona made us feel right at home and gave us really good tips for our visit, including restaurants and attractions to visit. Definitely preferable to a faceless hotel!

Comfortable And Close To City Centre
Catriona made us very welcome even though we arrived earlier than planned. Our room was spacious and comfortable and very quiet, even though Rosevale is only 2 minutes walk to the main road which has frequent buses to the city centre. We would thoroughly recommend this guest house, although the steep flight of stairs to the front door is not suitable for anyone with impaired mobility.

Family Away From Home
Rosevale Guest House made us feel like we were family popping into Edinburgh for a visit. A full, delicious and hearty breakfast is served until 10 a.m. The guest house is ideally situated for a short bus ride in and out of the city and it was easy for us to find with our rental car and not very stressful to get to with a rental car (for those not used to driving on the left side of the road). Rooms are clean and comfortable and the owner was very gracious and helpful.

Was Like Staying With Family!
Upon my arrival, I was immediately treated to spectacular hospitality. Helpful, knowledgeable, friendly and quite informative with regards to the "lay of the land". I was well equipped to navigate my way through Edinburgh. Room was huge, beds super comfortable & lovely view of "Arthur's seat", which I climbed... One of the best b&b's I've stayed at in the UK. A Wonderful Stay
We had a fabulous stay. The street is quiet with free parking. It's a walk or quick bus ride into the city (bus stop near by).



The guest house is warm, comfortable and quiet. The breakfast is nice. The owner was lovely with the children. She gave us lots of information on bus numbers and fares. She gave us great ideas on where to go.

This hostel is a good choice for visiters. It was clean and comfortable. Me and my frieds enjoyed it. The hostel serves a delicius breakfast. The only thing they we do not like is that the hostel is not so close to city center but there are buses near from the hostel to city center. It tkaes 10 minutes to go city center by bus. Generally, we like it !

Impressive
"Impressive" was my first reaction walking through Kilmaurs road to the Rosevale Guest House when I visited Edinburgh in September 2013. The neighborhood is quiet and friendly, and it has one of the best views to Arthur's Seat. I had this view from my room as well.

The owner is very friendly and offered to help in all sorts of things and we had nice chats during my stay.

The room was very spacious with a comfortable bed, nice TV, free WiFi and a clean bathroom.

The breakfast is great for such a small place and it tasted wonderful as well; very important for me as I usually keep walking all day visiting museums and sights.

The place is close to the city center, perhaps 20 minutes walk at most and there are buses every 10-15 minutes.

There are also some nice small restaurants and shops nearby so you don't have to go all the way to the city center for a snack or a drink.

Lovely quiet bed and breakfast. Very clean and comfortable with a great breakfast. I stayed for 2 nights and would definitely stay again. Catriona, the lady who runs the B&B is very friendly and extremely helpful. Plenty of information available to help you with planning your day/s. The B&B is on a bus route into town (5 mins round the corner) or if you prefer to walk, it's 20 mins into the centre and a 7 min walk to Pollock Halls.
